Our ventures in real estate started in the 1990’s when we established what ultimately became Sphere Family High Yield Fund, a leading residential and commercial hard money lender. Our focus over the last fifteen years has been on residential homes, 2-4 Res, multi-family, commercial and mixed-use urban and rural high growth markets. We actively seek out brokers, bankers and realtors with which to partner on newly originated loans. Sphere serves as capital provider, servicer and manager.
Trust Deed
Investing 1st & 2nd Notes
Everyday we purchase 1st and 2nd lien position trust deed mortgage notes all over the United States. Our portfolio is both residential and commercial with a focus on non-owner 1-4 and multi-family. For the past 5 years our most desired locations are California, Texas and Florida. As an asset based investor we review the quality of the property first. We prefer 2-5 year terms and allow all condition properties. We require at least a 9% return with full title insurance.

We have a specific demand for oil / edible manufacturers, distribution companies and lab testing operators.
